LiDAR Materials Estimator

You know you want to renovate this bathroom. You have no idea what to buy.

The peeling caulk. The cracked grout. The ceiling stain you've been ignoring for two years. You're ready to gut it. But between “I want a new bathroom” and “I have everything I need” is a gap nobody talks about — and it costs you thousands.

The gap

Online calculators give you square feet. You need a shopping list.

You measure 84 square feet. The calculator says “buy 84 square feet of tile.” You buy 84 square feet of tile. You run out.

Because nobody told you about the 15% waste factor for straight-lay tile. Or 20% for herringbone. Or that you need cement board, waterproofing membrane, thinset, grout, backer board screws, corner seals, and a GFCI outlet to pass inspection. The tile is layer 5 of 5.

Code items you don't know about

You measure 84 sqft. You need 109.

The 25 sqft difference is waste, cuts, and mistakes nobody warned you about.

Step 1

Point your iPhone at the room. 60 seconds.

LiDAR maps every wall, floor, ceiling, fixture, and opening. No tape measure. No sketching. No “is that 8 feet or 8 and a half?”

RenoScan auto-detects that your shower enclosure needs different materials than the wall across the room. It color-codes zones and lets you confirm or adjust before generating the list.

Step 2

It asks what a contractor would ask. You learn what matters by answering.

“Gut or partial?” “Tile or LVP?” “Keeping the tub?” These aren't just settings — they're the decisions that change your materials list by thousands of dollars.

Most homeowners don't know these decisions exist until they're standing in the store holding the wrong thinset. RenoScan surfaces them upfront, in plain language, before you spend a dollar.

Or just talk.

“Gut reno, subway tile on the walls, keep the tub, new vanity.” RenoScan understands scope, not just dimensions. English and Spanish.

The intelligence

Your scan + your answers = a contractor-grade list.

RenoScan combines your room measurements with real construction knowledge to figure out exactly what you need — not just the stuff you can see.

  • Knows which surfaces need which materials — shower walls are different from the wall across the room
  • Calculates quantities per surface, not one flat number for the whole room
  • Applies the right waste factor for each material — tile, paint, and drywall all waste differently
  • Includes the hidden layers most people forget — substrate, waterproofing, setting materials
  • Flags code-required items like GFCI outlets and exhaust fans before your inspector does
  • Adjusts everything based on your scope — gut vs. cosmetic changes the list dramatically

The result is the same list a contractor would write — it just takes 60 seconds instead of an hour.

Step 3

Every material. Every quantity. Ready to buy.

A complete, contractor-grade shopping list — grouped by construction phase, with waste factors built in, product options by store and budget tier, and tap-to-buy links to Home Depot and Lowe's.

Grouped by phase

Substrate → Waterproofing → Setting → Finish → Electrical. In the order you build.

Waste factors per material

15% for tile. Coverage-rate for paint. Sheet-count for cement board. Not a flat 10%.

Code items flagged

GFCI outlets, exhaust fan CFM, wet-rated lighting. The things inspectors check.

Two modes

Homeowner mode explains every layer. Contractor mode: clean list, quantities, export.

Real people, real pain

We didn't make this up. They told us.

He admitted that there is just durock behind them and no liner or waterproof barrier.

Houzz Forum

I have at least 3 brand new unopened boxes and about 2 half used ones all because the contractor over counted the sqft.

Houzz Forum

You think, "Oh, I'll just run to Home Depot real quick," but before you know it, you've spent two hours wandering the aisles.

HookedHome.com

I just feel overwhelmed and don't know where to start.

MoneySavingExpert Forum

There were no more boxes to be found anywhere. I spent days going to every tile store within a 50 mile radius trying to match a 14 year old marble tile.

A construction takeoff can take anywhere from ten minutes to several workdays for an estimator to complete.

Questions

What you're probably wondering.

Yes — RenoScan requires an iPhone 12 Pro or newer (any Pro or Pro Max model). These phones have a LiDAR scanner that maps your room in 3D. Non-Pro iPhones and older models don't have LiDAR.

Within about 10% of what an experienced general contractor would order. LiDAR gives us accurate room dimensions. The materials intelligence — knowing what goes behind the wall, waste factors by material type, code-required items — comes from real GC experience, not guessing.

Bathrooms first — that's where the materials complexity is highest and the "I didn't know I needed that" problem hits hardest. Kitchens, bedrooms, and full house scans are coming next. Founding renovators get every room type we add.

Free gets you the LiDAR room scan and 3D model — you can see your room in 3D and confirm zones. Paid unlocks the complete materials list with quantities, waste factors, voice input, export, and everything behind the wall that you can't see.

Absolutely. The app has a Contractor mode — clean list, fast, export-ready. No explanations, just quantities. If you're doing materials takeoffs for bids, RenoScan turns a 30-60 minute manual process into a 60-second scan.

Retail pricing kicks in: $4.99 per room or $49.99/month for unlimited contractor access. Your founding price is locked forever — $19/year means $19/year, no increases, no tier changes, every future feature included.
